We are a bespoke design firm based in the Washington DC Metropolitan area with projects on both sides of the pond. Working closely with leading architects, builders and homeowners, we are committed to designing projects of exceptional quality, regardless of the size and scope of your design needs. 

 

Phyllis Koch is a 4th generation native of Bethesda, Maryland, with her family being legendary in the custom home and design business for over 75 years. Phyllis is a graduate of George Washington University at Mt. Vernon with honors degrees in Interior Design and Historic Preservation. She earned her NCIDQ and ASID accreditations in her early 20’s while working in the San Francisco Bay Area. As the regional designer for Laura Ashley Home, she had the pleasure of working with the Parducci and Beringer family’ homes in Napa Valley. Her promotion to Design Director for Ashley House Hotels brought her back to the DC area, where she completed the Inn at Perry Cabin in St Michael’s MD and Keswick Hall in Keswick VA, working directly for Sir Bernard Ashley and his brilliant designer and son, Nick Ashley. Both projects won Conde Nasts Top 10 best small luxury hotels for over 7 years.  

 

After starting a family, she opened her own firm, ROK III, LLC, named after her favorite son. She focused on historic farm projects such as Annefield Farm, Plain Dealing farm and Dori Rockefeller’s estate. Her unique ability to blend the old with the new and modern is reflected in all of her work. Phyllis prides herself on project responsiveness, collaboration, and integrity with creative enthusiasm.
